CT 17 Herff Land, LP, the owner/developer of the 17 Herff Road mixed-use project in Boerne, has submitted an application for rezoning of a portion of the Herff Road parcel from MU-1 (mixed-use neighborhood district) to R-4 (multi-family residential district). The current zoning of MU-1 for the entire 26.654 acres was approved by the City Council May 9, 2017.
The request for rezoning was on the agenda for the August 7 Planning and Zoning Commission meeting “To consider the proposed rezoning of 17 Herff Road, a total of 14.202 out of 26.654 acres, from MU-1, Mixed-Use Neighborhood District to R-4, Multi-Family Residential District, KAD No. 12536, 15848, AND 15849 (CT 17 Herff Land LP)”. The Commission voted 3 in favor and 2 against the requested rezoning. The next step in the process will be for City Council to receive the recommendation from the Planning and Zoning Commission and hold a public hearing at a future city council meeting.
In January of this year the council approved annexation of this twenty-six acre piece of property located on Herff Road. The next step was to zone the property. The property owner now has the right to request a rezoning of the property.
The subject property is a total of 26.654 acres and the owner is requesting a rezoning of 14.202 acres to R-4 leaving the remaining acres as currently zoned MU-1.
